What a Bridge Loan Is

A bridge loan is short-term financing that carries an investment property from one position to the next — no renovation budget, no construction draws, no scope of work to defend. The property is what it is; you simply need capital in place before the window closes.

It sits between our hard money and rental programs by design. Hard money is the fastest and shortest instrument. A rental / DSCR loan is the thirty-year destination. Bridge is the six-to-eighteen-month middle — more leverage than hard money, more runway to get to a permanent exit.

Every program here is business-purpose financing for investment property. On a 1–4 unit property you cannot occupy a unit as your primary home. On 5+ units most states allow you to live in the building so long as you don't occupy more than half the livable square footage — New Jersey requires 6 units or more. On true commercial and mixed-use property you can run your own business out of the space, and a mixed-use building can sometimes be your residence too.
