What a No Income Verification Loan Is

A no income verification (stated income) loan skips income documentation entirely. Qualification rests on the property's value and income, your equity in the deal, your reserves, and your experience — the same five pillars our underwriters weigh on every file.

It's a close cousin of the NO-DOC loan, typically used by self-employed borrowers and full-time investors whose real financial strength never survives translation into bank paperwork.

Every program here is business-purpose financing for investment property. On a 1–4 unit property you cannot occupy a unit as your primary home. On 5+ units most states allow you to live in the building so long as you don't occupy more than half the livable square footage — New Jersey requires 6 units or more. On true commercial and mixed-use property you can run your own business out of the space, and a mixed-use building can sometimes be your residence too.
