Multifamily Bridge Loans

Kings of Capital offers an alternative capital source for real estate investors looking invest in a Multifamily property. A Multifamily bridge loan closes faster than conventional loans and is a short-term (12-24 months) real estate loan.

Bridge loans

  • Loan Amounts: Minimum $1M to Maximum $15M

  • Leverage: Up to 80% of Purchase and 100% of Repairs

  • LTC: Up to 85%

  • Max LTV: Up to 70% of the stabilized value

  • Rate: L+ 375 – L+700

  • Eligible Properties: Apartments 5-350 Units (Per door minimum $30K)

  • DSCR: No minimum at Acquisition

  • Points: Determined by the property, sponsor, and loan

  • Closings: In as little as 20 business days

  • Amortization: Interest Only (No interest charged on undispersed funds)

  • Loan Term: 12-36 Months

  • Guarantee: Non-Recourse and Recourse Options

  • Credit: Minimum FICO 650
